House Rules

Effective Date: August 04, 2026

We keep things simple. These guidelines protect the quiet character of the neighborhood, the desert around us, and the home itself, so every guest arrives at the same peaceful place you will.

The essentials

  • Check-in: after 4:00 pm
  • Check-out: before 10:00 am
  • Minimum stay: 3 nights
  • Sleeps: up to 6 registered guests
  • Minimum age: the primary guest must be at least 27. The home itself is family-friendly and welcomes guests of all ages.
  • Overnight guests: only registered guests may stay overnight. Day visitors are welcome and should head out by 10:00 p.m.

Quiet hours and our neighbors

Quiet hours run from 10:00 pm to 7:00 am. Sundial Retreat sits in a peaceful residential neighborhood, and we ask you to keep noise low during these hours, especially outdoors. Sound carries in the high desert, and our neighbors are part of what keeps this corner of Sedona so restful.

As a permitted short-term rental under the City of Sedona’s regulations, we also follow the city’s rules: no parties, and no weddings, receptions, retreats, workshops, or other events (Sedona Code 5.25). Excessive noise can result in citations from the city, so please help us keep things calm.

Smoking and pets

Smoking and vaping are prohibited inside the home. The designated outdoor area at the firepit is the only smoking spot. Please dispose of materials safely. Fire risk is very real in the desert.

No pets. We love them too, and this is one we hold firm on for the comfort of every guest who follows you.

Fire safety in the high desert

Sedona’s dry climate means fire danger is always present. A few rules we take seriously:

  • Never leave the firepit unattended, and skip it entirely on high-wind days (gusts over 15 mph).
  • Red flag warnings and burn bans are common in Arizona. When one is in effect, the firepit stays off. Ask us if you are unsure about current conditions.
  • No fireworks or sky lanterns, ever.
  • Please clean the dryer lint trap after every load. It matters more than you would think.

The hot tub

The hot tub is professionally maintained and pre-set to 98 degrees. Please set it back to 98 after use, replace the cover with the clips fastened, and keep soaking quiet after 10:00 pm. No glass in or near the hot tub (plastic cups are provided). If the water ever looks cloudy or smells off, let us know rather than adjusting anything yourself.

Outside the house

  • Parking: use the designated driveway area only. Please do not block neighbors or park on the street.
  • Trash: bag everything securely and use the designated bins. Loose trash and food left outdoors attract javelinas and other wildlife, so please keep it contained.
  • The grill: scrape the grates with the provided brush after use, never leave it unattended, and leave it where it stands.
  • Deck furniture: lift to reposition rather than dragging, and please leave the indoor furniture arranged as you found it.
  • Stargazing: Sedona is an International Dark Sky Community, and our deck lighting is intentionally kept low. Turn off the exterior lights on a clear night and look up. The Milky Way is visible to the naked eye, and it belongs on your itinerary.

Little things inside

  • There is no garbage disposal, so please keep food out of the drains.
  • Please flush nothing other than toilet paper.
  • Run the dishwasher before checkout if you have used dishes.

That is the whole list

Everything above comes down to one idea: treat the retreat, the neighborhood, and the desert with the same care we put into hosting you. Your complete guest guide, with amenity how-tos and our favorite local spots, will be waiting for you at the house.
