Booking direct is the simplest and least expensive way to stay. You get the same milestone payment schedule and cancellation protection you’d expect from the major platforms, secure card processing, and a direct line to your host. No service fees are added at checkout. Your total is the nightly rate plus the cleaning fee, shown in full before you pay.
Booking more than 30 days out: 30% due at booking, the remaining 70% due 30 days before arrival. Within 30 days of arrival, the full amount is due at booking.
Cancel 30+ days before check-in for a 100% refund, 14 to 29 days for a 50% refund. Cancellations within 14 days are non-refundable. VRBO bookings must be canceled through VRBO.

The home sits in a quiet residential neighborhood, and these few rules keep it that way.
The primary guest must be at least 27 in order to book. The home itself is family-friendly and welcomes guests of all ages.
Smoking and vaping are prohibited inside. A designated outdoor area at the fire pit is the only smoking spot. Please dispose of materials safely; fire risk is very real in the desert.
Guests cannot host events or throw parties.
There are no unauthorized overnight guests.
Quiet hours run from 10:00 pm to 7:00 am.

No guarantees, but javelina wander past the front of the house most weeks in the early morning and mid evening. The high desert is also home to coyotes, mule deer, and bobcats. Enjoy the wildlife from a distance, and stay aware at dawn and dusk.
